Reporting repairs for Leaseholders and Shared Owners

Which repairs should I report as a leaseholder?

As a leaseholder you are responsible for any repairs that are required inside your property, including keys and locks to the entrance door of your property. You will need to source your own trades people for these repairs.

You can report repair works to us for the building and the estate (where there are external communal areas), this includes:

Internal

  • Communal entrance doors
  • Communal windows
  • Communal lighting (hallways/landings/stairwells)
  • Communal flooring (hallways/landings/stairwells)
  • Items left in communal areas (under stairwells/hallways/landings)
     

External

  • Communal gardens/grassed or landscaped areas
  • Communal pathways/steps
  • Communal lighting to the external parts of the block
  • Communal car parks & roads (where applicable)
  • Damage to boundary fences/walls
  • Bulk waste left in any communal areas

 

Which repairs should I report as a shared owner?

As a Shared Owner you are responsible for the internal and external areas of your property, including any front and rear garden areas and boundary walls, fences or hedges. The plans within your lease will provide the boundary lines. Should you require any repairs to your house/garden(s) or boundary walls/fences or hedges you will need to source your own trades people to get the problem repaired.

You can report repair works to us for the estate in which your property is situated, as long as that estate is owned by us. This might include:

  • Damage to any communal grassed or landscaped areas on the estate
  • Damage to any communal pathways/steps on the estate
  • Damage to carparks/forecourts
  • Damage to communal walls/fences/hedging
  • Bulk waste left in any communal areas
     

Which repairs would be considered as emergency repairs?

Emergency repairs are problems that could be an immediate risk to your health and safety, such as:

  • Gas leaks
  • No electricity in the building (other than a power cut)
  • Carbon monoxide alarm alert
