We survey homes to check their condition and energy efficiency. These quick inspections help plan future improvements and ensure homes meet quality standards.
A stock condition survey is a visual inspection of the inside and outside of your home and takes around an hour to complete. The surveyor collects information on the condition of your home, looking specifically at two areas:
- Stock condition – the surveyor will assess the age and condition of major elements in your home such as the kitchen, bathroom, windows, and doors. This survey also gathers information to assess compliance with the Welsh Housing Quality Standard (WHQS).
- Energy survey – the surveyor will carry out an energy survey, collecting information on features which allow us to calculate how energy efficient your home is.
This survey does not collect information on any outstanding repairs to your home. If you need to report repair please click here.
We carry out stock condition surveys to show us when we need to carry out improvement works, based on the age of the building or the building component (e.g., the roof, kitchen, bathroom, window and doors). This also allows us to check the condition of your home against the requirements of the Welsh Housing Quality Standard (WHQS).
The data gathered from the surveys will be used to plan for repairs and future investment programmes.

To help give us an accurate picture of the overall condition of your homes, we aim to complete stock condition surveys on 20% of our properties every year. This includes gathering data to ensure our homes meet the Welsh Housing Quality Standard.
Why was my property chosen?
We select properties randomly using house numbers and addresses, so your property has been selected purely by chance.
What if there is nothing wrong with my house?
That’s great to hear, but to be accurate we need to survey all homes selected to take part even if they are in good condition. Every home that is missed makes the overall survey information about the condition of our properties less accurate.
How does this help give a true picture of property conditions?
Surveying a sample of homes helps us assess the condition of other similar properties in your area.
Our colleagues and contractors who have been appointed to undertake stock condition surveys will have an ID badge and letter of authority from us when they call on your home.
Once we have completed the survey, we will update our in-house information on the findings. This information will help us plan programmes of work over the next few years.
The survey will involve a visual inspection of all the key areas and building components in your home. As this is a visual inspection, no items of furniture or any other items need to be moved. The surveyor will also be assessing these elements against the criteria of the Welsh Housing Quality Standard.
If you have a roof space or attic the surveyor will need to access to this, but don’t worry they will bring their own ladders. As part of the survey, the surveyor may ask you a few questions but the survey shouldn’t take longer than an hour in total.
How do I know if I can trust the surveyors?
All our surveyors will be carrying an identity card with their photograph, which they will show to you on their arrival. If you are in any doubt, do not let them into your home until you have checked their identiy with us by calling 0800 024 8968.
